General Garage Building Requirements
Detached Garage
- A detached private garage shall not occupy more than 1,400 square feet of area.
- Cannot project past the front yard set back of the principal building.
- No detached private garage shall be constructed on a residential lot until a principal structure is present or under construction.
- Detached private garages shall have a side yard and rear yard setback of three (3) feet from the overhang to the property line.
- Detached private garages shall be separated from the principal building by not less than three (3) feet.
- Must meet code requirements for construction standards.
- Must be wired according to the State and National Electrical Code.
- Cannot exceed 18 feet in height.

Attached Garage
- The garage must meet the same setbacks, sideyards and rearyards as principal building, which is: front yard 30 feet, sideyard 6 feet, corner lot line 30 feet, rear yard 25 feet.
- Cannot exceed 15 feet in height.
- Must be separated from the dwelling unit with 3/4 hour fire resistive construction and have a 20 minute fire rated door and frame assembly.
- Must meet code requirements for construction standards.
- Must be wired according to the State and National Electrical Code.

Note:
In both types, a scaled plot plan showing the lot size, location of proposed building, dimensions, setbacks, etc. must be filed to secure a Building Permit.
No floor drains are allowed unless in conformance with the State Plumbing Code, which does not allow a barrel to be buried for drainage.
In both types, if the garage is heated, the heating unit must be listed and approved for garage use.
